It is a common misconception that the market for land is
similar as the market for homes. It is better if the landowners prepare
themselves before starting the whole selling process.
First thing first, land buyers are a completely different
species from home buyers. Both these groups have very different perspectives and
needs and what they are looking for in the property. Land buyers have usually a
bigger picture when they are buying a lot. They might be looking for a
different purpose for the land or maybe a completely customized living space.
For home sellers, it is easier because it is conventional.
They have a space, they get it stages, and they hold open houses to let the
potential buyers visit. But for land sellers, it is not the case. The market
for land is less active. It requires a lot of patience.
The most basic thing you need to do, is to know who your
potential buyer might be. Meet a good Real Estate Agent. This person is you
bank of information. This person will tell you who your prospective buyers are
and everything you need to know about them. He is also the person who can get
you in touch with these buyers.
After knowing your buyers, and knowing what they require,try
to market your land accordingly. Have information about nearby schools,
transport, shops, etc, ready. Make a list of all the potentials of your land.
Anything you can add to that list will increase its worth. For land that is
develop-able, keep your zoning information handy. Information about sewerage,
water, electricity should be listed to keep on hand for the buyers. If you
already have all of this, great!, If not, do you research.
In home staging, the first thing is to remove the clutter.
Do the same for your land. Get it cleared and cleaned up. Groom the land, take
out all ugly weeds or dead trees. If the grass is patchy, tend to that and make
sure the land looks healthy and lush. Some people even grow wildflowers so that
the property looks beautiful to the potential buyers. Also, these will bring
great marketing photos.
Next comes the pricing. Pricing the property wrong will only
cause it to sell slower. Ask a Realtor
and price your land competitively. It is trickier to price a land as
compared to pricing homes. The reason is that there are lot less buyers for

For pricing land, a seller also needs to see what their
needs are. Sometimes the land seller is looking for a quick sale, sometimes
they are looking for the highest paying buyer. Rate your needs and price the
property accordingly.
Last but not the least, show your property at its best. If
you land has fruit trees, make sure you take the buyer in season and they can
see the potential of the land. Make sure you know all the amazing view points
of your property and take the buyer to see them. This will give the buyer of
potentially what they can have. Make them see the best of your property by
taking the buyer for a visit at the right time.
